At the first glimpse of Villa Alicia, you will notice how spacious and secluded this immaculately trimmed garden is. With its own private swimming pool and an adjoining terrace area for lounging, the garden is an ideal place for those travelling with families or those who enjoy relaxing in the sun. The garden and villa is surrounded by a tall perimeter wall that offers great seclusion and privacy.
Within the property, there are three bedrooms, three bathrooms, spacious living areas and a European styled kitchen. Sleeping up to 8 people in a king, 2 queen and 2 single beds there is also a baby’s cot available for free.
The lounge is set in a spacious living area with tall ceilings and views looking out to the garden. The room is equipped with a comfy settee and entertainment features that include a TV, computer, DVD player, a surround sound music system and international television channels. From the lounge, you can also enjoy easy access to the shaded terrace area.
As part of the open plan living arrangement, the dining area owns a six-seat wooden dining table. There are also many outdoor dining options upon the outdoor terraces.
The kitchen is built to European standards within a spacious area equipped with large granite work surfaces and lots of wooden units. This is the ideal villa for self-catering with modern appliances such as an oven, refrigerator, toaster, microwave, rice cooker, stovetops and tea and coffee making facilities. There is also a covered outdoor kitchen where the visitor can deposit dirty dishes, for washing up by the maid.
Villa Alicia is home to three bedrooms, two of which have one queen-sized double bed and one single bed, whilst the master bedroom has a king sized double bed and a baby cot. All the bedrooms have clean and relaxed environment and ensuite bathrooms. Extra mattresses can be provided to take the sleeping arrangements from 6 to eight persons. There is also a baby’s cot available free of charge.
Villa Alicia has three bathrooms, all of which have toilets and wash basins. The two main bathrooms also have showers, while the master bathroom also has a bathtub.

| Located just 2km from Ao Nang Beach is one of the best locations you could hope to have in this part of Thailand. Ao Nang is a popular beachside destination with a vast amount of restaurants, both Thai and International. The town also has a nice selection of bars and can be quite a vibrant night out. Within 2 to 3 km of the villa, you have everything that will make your holiday the best ever, whether you are looking for shops, massages or nightlife entertainment. Ao Nang is also one of the best places to catch a boat tour out to Phi Phi Island or partake in a spot of Scuba Diving or snorkeling. |

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price. Daily maid service includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage. On some 'high end' villas services are inclusive this will be stated on your booking details. Please do not use the air conditioning unnecessarily and switch off when going out! Cars A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas. Cars will only be provided on bookings of 7 nights or more. The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused. Punctures will be repaired and paid by the company – kerbing and damaged wheels will not. In the event of a car not being required a THB 600.00 reduction can be made from the list price. Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Surcharges. We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV's appliances, pool equipment or any electronic or mechanical items. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. Late checkouts will be charged at THB 250.00 per hour or part thereof. Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure. General We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool. |
